CITY NOTICES
FOR COMPLEX PROPERTY MATTERS

Received a notice from the City? Start with a clear plan.

An Order to Comply, Notice to Comply or other violation notice can contain several separate requirements and a date by which action is expected. The first step is to understand exactly what has been cited, which department issued the notice, and what must happen next.

We turn the notice into an action plan

Luxury Construction Advisor reviews the complete notice, checks available permit and property records, visits the site when appropriate, and helps the owner identify each item requiring a response. With the owner’s authorization, we coordinate communication with the inspector and the professionals needed to evaluate the work.
Our assessment identifies immediate priorities, information still needed, possible paths to compliance and an initial project roadmap. If corrective work is required, we can continue as the owner’s representative through permitting, construction coordination and inspections.

Situations we assist with

Work performed without the required permits
Construction that differs from approved plans
Building or property use questioned by an inspecto
Repair lists and unsafe conditions
Multiple notices involving different City departments
A full-service approach from the initial study to final construction work

What to send us

Provide every page of the notice, the property address, the case number if available, and the compliance date. Tell us whether anyone occupies the property and whether the City has ordered a space vacated or work stopped. Contact the issuing agency promptly for any immediate instructions; an inquiry to LCA does not extend a City deadline.

Frequently asked questions

Does filing a permit close the notice ?
Not necessarily. The specific corrections and required inspections must be confirmed with the issuing department.
What if the work was done by a previous owner ?
The current owner should still address the notice. We can help assemble the available history and a response plan.
Request a confidential assessment of the notice and property. We will explain the proposed scope before beginning the review.
