A building cited for hazardous or substandard conditions needs a response based on the actual defects and the instructions in the order. Structural concerns, deteriorated systems and unsafe vacant buildings may require several specialists, permits and inspections.
A coordinated response for owners
We review the order and site conditions, identify urgent safety measures specified by the authority, and assemble the appropriate team. Depending on the case, this may include a structural engineer, architect, specialty consultants and licensed contractors.
LCA develops a coordinated scope and preliminary budget, follows the schedule and documentation, and represents the owner during the repair process. The issuing department decides what corrections and approvals are required before use or occupancy can resume.
Matters we can coordinate
Repair lists involving multiple building systems
Unsafe structures and structural investigation
Vacant building securing and repair
Required plans, permits and inspections
Major rehabilitation following a City order
A full-service approach from the initial study to final construction work
When immediate action is required
If the building is posted “Do Not Enter,” an area has been ordered vacated, or a condition presents an immediate danger, follow the City’s instructions at once. Do not enter a posted building to document it for our assessment. We can discuss the project once immediate safety directions are being followed.
Frequently asked questions
Does an unsafe designation always mean demolition ?
No. The required outcome depends on the condition, the order and the applicable procedure. Repair, securing, vacation or demolition may be considered.
Can LCA coordinate both the City process and the construction ?
Yes. We can serve as the owner’s representative and coordinate the qualified professionals and contractors engaged for the project.
Send the order and property address, and tell us whether the building is occupied, vacant or posted by the City.
